Palmia Villas is a popular active adult gated community in the northern region of Mission Viejo, California. This 55 and up neighborhood is located close to schools, restaurants, stores, parks, and golf courses.

The Palmia Villas subdivisions were built by J.M Peters and offer amenities like a community swimming pool, spa, fitness room, billiard room, library, putting course, and tennis courts. Palmia Villas Tract 1 is comprised of 81 homes that range from 1,162 square feet with two bedrooms, two baths, and a two-car garage. The streets of Cancun, Acapulco, and Manzanillo run through this neighborhood.

Palmia Villas Tract 2 has 171 homes that range from 1,213 to 2,283 square feet of living space. These homes have two to three bedrooms, two to three baths, and two-car garages. The streets of San Miguel, Cancun, and Mazatlan make up this subdivision.

Residents of the city have access to the Lake Mission Viejo which is man-made and one of the cleanest lakes in the nation.
