Palmia Villas is a popular active adult gated community in the northern region of Mission Viejo, California. This 55 and up neighborhood is located close to schools, restaurants, stores, parks, and golf courses.

The streets of Cancun, Acapulco, and Manzanillo run through this neighborhood.
Palmia Villas Tract 2 has 171 homes that range from 1,213 to 2,283 square feet of living space. These homes have two to three bedrooms, two to three baths, and two-car garages. The streets of San Miguel, Cancun, and Mazatlan make up this subdivision.
Residents of the city have access to the Lake Mission Viejo which is man-made and one of the cleanest lakes in the nation. There are many outdoor activities on the beaches and in the water like picnicking, hiking, swimming, fishing, paddle boarding, and boating. The lake is regularly stocked with catfish, bass, sunfish, and trout. If you catch a tagged trout you can win a variety of prizes. The record fish caught as of 2006 was a little over 19 pounds. The lake is the place for streets fairs, summer concerts, movie screenings, and holiday activities throughout the year.
Mission Viejo has three golf clubs with championship courses and special event facilities; the Casta del Sol Golf Course, Arroyo Trabuco Golf Course, and The Mission Viejo Country Club. And Mission Hospital, the largest medical facility in South Orange County, is only minutes away.
